Property taxes are calculated based on the assessed value of your property. The assessment value shown on your 2027 property tax statement reflects a market value date of April 1, 2025.
2027 Reassessment notices were mailed to all property owners in Spring 2026. These notices indicate updated values which will be used to calculate the 2027 property taxes, and these values reflect a market date of April 1, 2025. Assessment and classification may be appealed; however, taxes may not be appealed.
Appealing your Assessment
The appeal deadline for the 2027 assessment values is Wednesday, October 14th, 2026 by 4:30pm, and the Board of Revision will be held on Wednesday, November 4th, 2026 at 9:00am.

That being said, when you receive a supplementary tax notice for new construction, such as a new residence, garage, renovations, etc, your right to appeal will be stated in a letter along with that supplementary notice. Appeals must be submitted to the Municipal office. We strongly recommend that you call the Provincial Assessment Branch to discuss your property value prior to registering an appeal, as many questions or issues can be easily answered by phone.
Ratepayers will be informed of their annual property assessment(s) by mail, or you can receive additional information in the following ways:
Ø A Provincial website, providing property assessments, maps and answers to frequently asked questions, is available. Anyone with internet access can obtain this information at www.gov.mb.ca/assessment.
Ø MyPropertyMB: Manitobans can now access and receive their assessment notice and detailed property assessment information online by creating an account at https://manitoba.ca/myproperty
Ø A toll free customer service line is available for ratepayers to contact their local assessment office at 1-866-216-9342. The local number is 204-326-9896.
